In order to make sure your home is safe for yourself and any
prospective buyers, at some point during the Real Estate transaction
an inspection must be performed. The inspection of your home
is a systematic inspection of the interior and exterior of the
house. Generally, this process can take anywhere from two to
three hours depending on the size of your home. The inspector
hired should be a part of the Canadian Association of Home Inspectors
(CAHI) and the Ontario Association of Home Inspectors (OAHI).
Much like the standards a REALTOR® is held to by the Ontario
Real Estate Board (OREB), their membership with CAHI and OAHI
ensures that they must maintain a high level of service for
every client they serve. The inspector will be chosen by the
buyer at the buyer’s expense. It is important to not be
in the home during the inspection as it makes buyers very uncomfortable.
Home Inspectors carefully survey every aspect of your home
including: Roofing, Exterior, Structure, Electrical, Heating/Air
Conditioning, Insulation/Venting, Plumbing and the Interior.
When the inspection is complete, the buyer will be provided
with a detailed written record of the inspection. This record
summarizes all of the areas that need to be maintained or changed
according to provincial building standards. A building inspection
